Increasing concerns have been raised about rail transit acting as a catalyst for gentrification because of mass investments around the world. The evidence, however, is mixed regarding transit-induced gentrification. This article addresses this issue by examining two key features gentrification-style neighbourhood change, namely, whether housing costs rise result opening new stations and has resulted in displacement low-income residents. Our method relies on difference-in-differences model unique dataset individual-level rental records collected Shanghai, China. According to results, rents within 1.8 km from station increased significantly year following its opening. In contrast those living outside catchment area, renters inside are more likely move locations that distant stations, city centre their workplace be displaced better educated, older wealthier newcomers. Rent increases exodus together provide further evidence gentrification, which calls attention urban planners policymakers.
