Increased energy efficiency in buildings is essential to reducing carbon emissions and addressing climate change. How do the more efficient building codes that are needed affect housing prices production? To reduce by 50% 2030 achieve net-zero 2050, Massachusetts enacted Green Communities Act of 2008, which requires adoption a Stretch Energy Code appendix order be designated "Green Community" eligible for certain state funding. This base code adds energy-efficiency mandates, including requirement all new residential construction meet increasingly ambitious Home Rating System (HERS) Index scores. In addition their obvious environmental benefits, stringent requirements may lead increased costs have effects production affordability. Using staggered municipal tease out causal relationships, we analyze on quantity price across municipalities Massachusetts. The results indicate energy-efficient properties command sales premium 3.1% 3.4%, associated with decrease starts (especially single-family homes). Purpose Climate change has become a critical challenge, drawing attention to the need for sustainable practices in built environment.
