Abstract Urban Digital Twin (UDT) technology is increasingly recognised as a promising tool for designing and developing sustainable, resilient urban environments. Nonetheless, the current literature lacks comprehensive understanding of UDTs’ applications in built environment. Therefore, this study addresses identified gap by analysing scholarly industry reports connected to UDT implementations. The results scientometric analysis revealed five key research fields including: (i) monitoring controlling, (ii) smart planning, (iii) environmental management, (iv) decision-making, (v) sustainable cities. The concept of mixed-use urban planning is gaining recognition as a crucial element in the development sustainable and vibrant environments. In contrast, many 20th-century cities were designed with segregated land uses monofunctional zones, following principles set out 1933 Athens Charter. Over time, this approach has been widely criticized, present era, environments are praised for fostering social interaction, generating economic synergies, reducing environmental impacts. This article explores complex relationship between activities, morphology, planning, particular focus on Barcelona metropolitan area. Utilizing GIS mapping morphological drawings, research offers innovative perspectives by analyzing series selected fragments, highlighting differences similarities among various fabrics. After review evolution regulations plans since mid-20th century, threefold analysis was conducted: examining standards codes, assessing ground floor activities promoting mixticity, defining characteristics patterns’ vitality.
