Purpose There is an urgent call for transitioning towards a circular economy (CE) in housing. Pivotal to this transition implementing business models aligned with CE principles, such as the ones informed by product-service system (PSS). However, incorporating PSS into housing realize faces significant challenges within industry characterized systemic rigidity and institutional inertia. This study investigates barriers faced deploying its potential Design/methodology/approach The authors conducted 15 semi-structured interviews stakeholders experienced deployment of projects. Analysis used deductive coding, guided theory’s regulative, normative cultural-cognitive pillars, followed inductive coding development. Findings Twelve key emerged across three underlying significance not only regulative but also barriers. findings indicate that current environment impedes establishment legitimacy Practical implications Following findings, diversified support enabled collaborative effort government, managing financing actors associations required overcome Originality/value advances knowledge at intersection model innovation. It connects theory practice applying real-world lays groundwork practical changes.

Smart home technologies provide an opportunity to address the housing design or retrofit-performance gap and improve building regulations. It is currently used manage comfort, security, resource efficiency but, adoption remains piecemeal, disparate. This study aims explore how householder perceptions of quality, cost–benefit improvements informs smart technologies. Further, it bridges theory-to-practice by proposing product-as-service domains that can be deployed for upscaled implementation performance monitoring. The survey method returned 972 nationally representative responses. Factor analysis was then establish quality priorities, improvement drivers combine inform Findings show householders will adopt in return a 'benefit' if reliable systems data-feedback mechanisms are packaged as: (a) commerce services support utility efficiencies cost savings, (b) convenience control comfort wellbeing, (c) information communication behaviours decisions, (d) entertainment satisfy hedonic needs. paper concludes with practical, scalable strategies Thus bridging between theory practice.

A product–service system (PSS) is a concept concerning sustainability, as it offers the opportunity to decouple economic success from material consumption, thereby reducing environmental impact of activities. However, researchers have identified significant barriers frequently impeding sustainability potential, which are called rebound effects. Unfortunately, existing studies insufficient, and there few published on actual avoidance effect, limitation for practical applications decision-makers policymakers. Therefore, this study aims conduct comprehensive bibliometric review relationship between effect PSSs, including its drivers mitigation strategies. This incorporates multiple perspectives map analyze landscape research in context PSSs used 152 articles systematic literature covering all publication years. Using Scopus Web Science database, journals, citations, authors, keywords were identified. annual trend research, listed most influential articles, uncovered six topic clusters related PSSs. As an innovative feature study, categorised based their contextual dependencies elucidate interrelationships. also presents categorisation strategies type approach. expected support practitioners developing sustainable PSS implementation
