This study, grounded in the theory of public value, explores how spatial form, urban governance, and people’s experiences influence realization value regeneration historic environments (HER) China. Addressing current dilemma faced by districts between “destructive construction” “frozen preservation”, this research proposes that integrating into HER process is crucial for promoting sustainable development. study reviews key theories critically evaluates their application environment regeneration. From a perception perspective, constructs hexagon model encompassing intrinsic, instrumental, institutional values, analyzed through dimensions experiences. Through an empirical analysis five case studies China (Chengdu Kuanzhai Alley, Shanghai Tianzifang Guangzhou Enning Road, Beijing Nanluogu Taiyuan Zhonglou Street), employs structural equation modeling (SEM) to examine interactions these factors. The results reveal form has significant positive impact on intrinsic while governance have impacts values. methodology combines bottom-up (based online user reviews) top-down (literature review) approaches, ensuring authenticity theoretical depth questionnaire. findings offer in-depth understanding practical guidance future work, contributing bridging knowledge gap field providing reference managers planners balance preservation, development, interests
