Purpose This study identifies key challenges to adopting smart real estate (SRE) technologies and offers insights recommendations enhance decision-making for stakeholders, including buyers property investors. Design/methodology/approach To achieve the aim of study, a rigorous research approach was employed, conducting an in-depth analysis 41 academic papers utilising PRISMA guidelines checklists. The chosen methodology also applies PEST (Political, Economic, Social Technological) framework identify factors influencing technology adoption in sector. Findings uncovers critical technologies, such as regulatory ambiguity, high implementation costs, societal resistance. reveals that unclear standards guidelines, coupled with financial burden implementation, are significant obstacles. Objective: The objective of the article is to evaluate impact Covid-19 pandemic on operations real estate agencies and attitudes their clients in Poland. Research Design & Methods: A survey questionnaire with open-ended questions distributed among all Polish agents associated Real Estate Federation. Findings: changed tenants landlords. brokers turned remote work using state-of-the-art technologies, landlords became more flexible market conditions, were looking for flats a better technical condition balcony or garden. Owning a house or investing in real estate can present challenges for many individuals. While fractional ownership offers potential solutions, establishing joint among multiple participants poses obstacles that hinder its widespread adoption and limit accessibility. In response to these challenges, we propose JOINFT, blockchain-based solution utilizes non-fungible tokens (F- NFTs) facilitating estate. JOINFT aims enhance accessibility, empower individuals participate property ownership, promote affordability while ensuring secure transparent transactions. This paper provides an overview of the system, including key participants, platform structure, functionality, utilization group level agreement. Generative artificial intelligence (GenAI) has become a hallmark of the 21st century's technological revolution, allowing users to answer questions instantly through an automated conversation. Although GenAI controlled news narratives and captivated technology companies, minimal academic research exists regarding GenAI’s impact on real estate industry. We interviewed 13 professionals completed thematic analysis understand how they use their sentiment toward it. Professionals highlighted ability quickly create marketing materials as catalyst for using technology. Thematic revealed sentiments efficiency, human intervention, ethics, generational adoption, relational business, future development.
