This paper examines spatiotemporal patterns and socioeconomic influences on host participation in Airbnb’s short-term rental (STR) marketplace San Francisco during the years 2019–2022, a four-year period that spans COVID-19 pandemic. provides motivation for study to examine how Francisco’s demographic fluctuations influenced Airbnb hosts rent their properties platform. To do so, property densities, indicators of participation, are estimated at census tract level subsequently mapped GIS along with points interest (POIs) located all over city. Mapping unveils changes which also analyzed spatial autocorrelation using Moran’s I. Clusters outliers densities identified K-means clustering geostatistical methods such as local association (LISA) analysis. Locationally, hotspots not city’s core, unlike other major markets metropolitan areas. Instead, northeastern neighborhoods around ethnic enclaves, close proximity POIs frequented by visitors, have higher proportion hotel lodging employment lower median household income. ABSTRACTThis article focuses on the evaluation of temporal and spatial effects COVID-19 Airbnb's supply demand in 40 cities from 17 European countries four regions. In terms supply, hosts followed a wait-and-see strategy by availability was set to 0 first pandemic wave, with second sharing activities were completely terminated closing profiles. Hosts entire homes multiple listings more willing use calendars actively reluctant close profiles than private rooms single listings. Moreover, especially half 2020, Northern, Western, Eastern Europe suffered significant losses, while Southern used calendars. This study uses fine-grained data on Airbnb listings and their characteristics in the city of Paris to explore disruptions associated with COVID-19 business. The results show some substantial changes during pandemic Airbnb's distributions listings, booking revenue performance, which varied across locations, COVID waves, hosts accommodation types. biggest shift occurred first national lockdown. centre's advantage was reduced pandemic, but this decrease quite different depending users. We also observe a recovery short-term rental market post-COVID era. These findings provide valuable insights for policymakers better understand pandemic-induced disruption.

Dans cet article, nous analysons les déterminants de l’offre location touristique meublée à travers l’activité la plateforme Airbnb sur l’ensemble du territoire métropolitain en France.
