ABSTRACT To support property valuation using three‐dimensional (3D) real estate, the present study aims to extend national spatial data infrastructure (NSDI) with value‐affecting factors such as location characteristics, planning, sociocultural information, and building dwelling characteristics. this end, conceptual model proposed in ISO 19152‐4 Land Administration Domain Model Part 4: Valuation information is first explored integrated into NSDI together local characteristics identified necessary for 3D estate valuations. Abstract The aim of this research was to identify the current trends and tools in field real estate sustainability assessment determine their relevance for valuation. Bibliometric analysis, an in-depth search Web Science sources a co-occurrence or cluster analysis were used meet objective. From research, it found that LEED BREEAM certifications are most widely among assessment. Sustainability itself shows relationships with property valuation, but these not strong, therefore can be assumed that, currently, sustainable properties do have concept valuation itself, nor is topic main focus research. On positive side, there potential issues, where expected play increasingly important role process future. Abstract In recent years, machine learning algorithms have been used in the mass appraisal of real estate. this study, 5 are for residential type Machine study Artificial Neural Networks (ANN), Random Forest (RO), Multiple Regression Analysis (MRA), K-Nearest Neighborhood (k-nn), Support Vector (SVR). To test estate data collected from central districts Ankara, were used. The main purpose is to find out which algorithm gives best results estates and reveal most important variables that affect prices According obtained city it was observed RF residential-type estates, followed by ANN, k-nn, linear regression algorithms, respectively. estate, concluded heating distances places importance had greatest effect on value.

This study presents a novel approach for developing sustainable property tax system, aimed at enhancing economic stability and promoting regional development. research employs phenomenological methodology, which includes comprehensive review of the scientific practical literature, their critique synthesis. Arazi kullanımı (AK) / arazi örtüsü (AÖ) değişikliğinin izlenmesini amaçlayan bu vaka çalışmasında, Türkiye’nin güneyinde yer alan ve kentleşme baskısı altında olan Mersin’de uygulama gerçekleştirilmiştir. 2000, 2006, 2012, 2018 2022 yıllarına ait AK /AÖ veri seti kullanılarak 5 farklı sınıfa (“kıraç arazi”, “yerleşim yeri”, “bitki örtüsü”, “tarım alanı” “su kütlesi”) ayrılmış haritalar oluşturulmuştur. Bu haritalardan ikili karşılaştırma haritaları türetilmiş alansal değişimler grafikler ile sunulmuştur. Elde edilen bulgulara göre, 2000 yılından yılına gelindiğinde yerleşim yerinin (%69.26) önemli ölçüde artığı, bitki örtüsünün (%22.90) artış gösterdiği, tarım alanının (-%65.45), kıraç arazinin (-%42.11) su kütlesinin (-%20.99) ise azaldığı tespit edilmiştir. Uygulama, çalışma alanındaki değişimleri, gelişme yön büyüklüğünü gözler önüne sermektedir. Sonuç olarak, bölgede AÖ izlenmesi sürdürülebilir kent yönetimi için önemlidir.
