Rapid urbanization has posed serious challenges to urban land use, especially in the green and efficient use of land. However, existing research rarely combines new with efficiency (ULGUE), despite its significant importance for promoting regional sustainable development. To fill this gap, study focused on 60 cities middle lower Yellow River (MLYR) integrated various methods such as undesired output super-efficiency SBM model, modified gravity centrality indexes, random forest, geographically temporally weighted regression model. The purpose is reveal impact multi-dimensional spatial correlation network ULGUE results revealed following: (1) From 2001 2021, levels MLYR exhibited a upward trend obvious differences. Are gated communities “safe havens”? Examining housing price dynamics of Chinese gated and non-gated communities during COVID-19 pandemic DOI

Gated communities (GCs) and associated socio-economic implications are of global concern. How GCs non-GCs responded to the external shock pandemic has not been comprehensively understood. Drawing on information infected cases during first wave (January-March 2020) longitudinal data housing sales rental prices for each community from July/2019-June/2020 in 11 Chinese cities, we employ a hedonic difference-in-differences approach accounting heterogenous effects stagger timing discover COVID-19 price differences between non-GCs. A hedonic approach is typically performed to identify housing rental or sales price determinants. However, standard regression models disregard spatial autocorrelation of prices and heterogeneity preferences across space over segments. We developed a autoregressive geographically weighted quantile (GWQR-SAR) address these shortcomings. Using data on the determinants residential in Warsaw (Poland) Amsterdam (The Netherlands) as case studies, we applied GWQR-SAR rigorously compared its performance with alternative mean regressions. The results revealed that outperforms other terms fitting accuracy. Compared regressions, performs better, especially at tails dependent variable distribution, where non-quantile overestimate low rent values underestimate high ones. Policy recommendations for development private markets are provided based our results, which incorporate effects segment requirements.
