Abstract Constructing a reliable housing price index is crucial for accurately reflecting dynamics and enhancing transparency in the market. However, existing methods constructing indices often confront many challenges, such as omitted variable issues hedonic model constrained samples used repeat-sales model. To address these this study identifies spatially paired relationship between complexes develops Spatially Paired Pseudo Repeat-Sales to construct index. This approach offers two significant advantages: first, it enlarges sample size at least 1.8 times; second, effectively estimates effects of spatial dependency physical factors on prices while mitigating impacts unobservable through differentiation. The findings paper suggest that using pseudo can significantly improve estimation volatility, by approximately 13%. Moreover, constructed demonstrates robustness, even when weight settings are altered. research provides convincing evidence improved market stakeholders, including governments, institutional developers, individual investors. Additionally, inform other similar construction providing pairing perspective complexes.
