This study presents a real-time monitoring system integrating Building Information Modeling (BIM) and digital twin technology to enhance maintenance efficiency safety in urban infrastructure. Unlike conventional periodic inspections, which miss dynamic changes increase costs, this uses BIM model at LOD 400 for solar-powered noise barrier tunnel integrated with the Wansan Tunnel South Korea. It incorporates IoT sensor data, including vibration, tilt, light, air quality, water detection, are synchronized via Autodesk Forge API, WebSockets visualized on web-based dashboard. A demonstration from 22 October 7 November 2024 confirmed that had stable data transmission, light rates exceeding 90%, enabled detection of anomalies such as irregular illuminance structural shifts, thereby supporting informed decisions. While it is proven BIM–digital integration improves NBT management, partial quality gaps highlight areas refinement. framework lays groundwork predictive through advanced analytics.
