As an important part of the urban ecosystem, value green spaces (GS) has become increasingly prominent. However, interaction effect GS characteristics are still not clear enough. This study explores premium different types on housing prices (HP) in Beijing. The results show that all have a significant impact HP, among which there obvious distance and area thresholds for park GS. range municipal parks is within 2000 m and, closer to community, higher value. In contrast, community-level only 1500 m, most 500–1000 away from community. greatest HP when it 20–50 ha, larger than 300 ha or community smaller 2 do produce effect.
