Existing reality has been repeatedly subjected to multifaceted and multidimensional analyses. However, alongside it, a virtual exists, populated with art, objects in games, cyber-pets, properties, collectively worth billions of real dollars. This is associated the concept 'metaverse' (a term derived from 'meta' 'universe'), signifying space that facilitates life world. quantifiable value traded on specially designed platforms. The study focuses largest these platforms, Decentraland, where users can purchase properties using cryptocurrency called MANA. Based an analysis 207 property transactions, examines whether be appraised typical approaches applicable “real” properties. It explores relationship between spatial attributes, price, price volatility over time, calculating correlation coefficients for this purpose. Additionally, investigates number sales, including multiple proportion ITEMs them, determining parcel attributes. first accomplish what researchers estate market have long doing. results distinctly show governed by different factors compared traditional market, location remaining as two crucial aspects decision-making process purchasing property.
