Abstract To achieve climate neutrality by 2050, decarbonizing the building sector is crucial, as it currently contributes 36 % of greenhouse gas emissions in Europe. Monitoring decarbonization progress essential for evaluating our trajectory towards long-term goals, facilitating informed decision-making. However, monitoring this issue unfeasible due to a lack real data. Despite challenges data gathering, directives like Infrastructure Spatial Information Europe (INSPIRE) and Energy Performance Buildings Directive (EPBD) promote open accessibility. overcome barrier, paper suggests using georeferencing automated cross-referencing obtain monitor effectively. The European Union (EU) has identified the building sector to address reduction in energy consumption, with buildings operation contributing close half of total use EU. This study investigates relationship between performance certificates (EPCs) and apartment Republic. Using revised cleaned dataset over 30,000 observations scraped from largest portal, we analyze across three categories conditions: newly built units, renovated units good condition without major renovations. Employing two-stage least squares (2SLS) regression approach account for endogeneity, results reveal positive prices, consistent all models.
