Smart buildings equipped with diverse control systems serve the objectives of gathering data, optimizing energy efficiency (EE), and detecting diagnosing faults, particularly in domain indoor environmental quality (IEQ). Digital twins (DTs) offering an environmentally sustainable solution for managing facilities incorporated artificial intelligence (AI) create opportunities maintaining IEQ EE. The purpose this study is to assess impact AI-driven DTs on enhancing EE smart building (SBS). A scoping review was performed establish theoretical background about DTs, AI, IEQ, SBS, semi-structured interviews were conducted specialists industry obtain qualitative quantitative data gathered via a computerized self-administered questionnaire (CSAQ) survey, focusing how can improve SBS. results indicate that DT enhances occupants’ comfort energy-efficiency performance enables decision-making automatic fault detection maintenance conditioning buildings’ serviceability real time, response key industrial needs management (BEMS) interrogative predictive analytics maintenance. integration AI presents transformative approach improving practical implications advancement span across design, construction, policy domains, significant challenges need be carefully considered.

Facility Management (FM) faces ongoing challenges related to data interoperability and information loss during the transition from construction operation phases, compromising asset management efficiency. Although Building Information Modeling (BIM) can optimize flow of exchange by offering a single, centralized model, lack standardization issues between BIM FM limit full exploitation its advantages. This study aims develop solution that integrates FM, using open standards like IFC mitigate ensure continuous updates models throughout commissioning phases. The proposal provide facilities team with model containing minimum necessary reliable common for start operations. methodology adopted is based on Design Science Research (DSR) includes development an artefact composed four components: (1) compendium requirements various assets, (2) web platform this information, (3) Representational State Transfer API (Application Programming Interface) ensures different systems, (4) add-on Blender system, utilizing Bonsai (previously known as BlenderBIM) modeler, which guarantees bidirectional models, ensuring verification updating. results show proposed artifacts are effective in mitigating difficulties, centralizing critical continuously verifying data. use promoted greater flexibility standardization, resulting more efficient integrated management. offered practical sustainable approach industry, significantly contributing improvement operational processes lifecycle decoupling limitations imposed proprietary software.
