Abstract Internet of Things (IoT) technologies present transformative opportunities through connectivity intelligent devices, environmental sensors, and integrated management systems. This study aims to investigate the benefits impact IoT implementation on construction sites by analyzing relationships between key factors outcomes for safety efficiency. Hypotheses were developed proposing positive correlations each factor effective adoption sites. Structural equation modeling analysis survey data from professionals site reports strongly validated research hypotheses. Positive path coefficients high statistical significance confirmed monitoring (0.38), equipment (0.343), predictive analytics maintenance (0.222) (0.369) as crucial enablers successful integration leading safer more productive operations. Prefabricated construction is being developed as one of the pathways toward circularity in industry. However, compared to traditional cast-in-place methods, design prefabricated site layouts presents unique challenges, such managing space for components and lifting equipment, coordinating precise timing between off-site fabrication on-site assembly. Existing research has primarily focused on construction, leaving room improvement optimisation models layouts. This study develops a BIM-based System Layout Planning-Genetic Algorithm (SLP-GA) model specifically tailored optimisation. The proposed improves accuracy visualisation layout planning through BIM technology, enabling dynamic adjustments real-time data integration. It also incorporates genetic algorithms address complex multi-objective problems, avoiding local optima overcoming limitations SLP methods that rely subjective judgements.
