Purpose Environmental, social and governance (ESG) can enhance the sustainable value profitability of assets by improving environmental responsibility, benefits quality. However, there is a lack research on ESG aspects asset sustainability infrastructure Real Estate Investment Trusts (REITs), particularly in terms how affects their intrinsic relationships. Therefore, this study aims to explore factors affecting REITs linkages, order long-term asset. Design/methodology/approach The employed structural equation modeling (SEM) analyze relationship between REITs, through comprehensive literature review questionnaire survey collect data. This method provide quantitative analysis framework assess impact strength interactions these factors. Findings 11 positively influence assets. Specifically, carbon emission management, information disclosure management have most substantial impacts, with path coefficients 0.830, 0.814 0.817, respectively. Measures such as optimizing resource use, enhancing transparency operational efficiency contribute increased sustainability. Also, interviews indicate that managers corporate executives overseas educational backgrounds play crucial role Sustainability be enhanced promoting technologies cross-cultural communication. Achieving sustainable development that harmonizes environmental protection with economic growth in the Yangtze River Economic Belt (YREB) remains a critical area of research. Examining green total factor productivity (GTFP) aids pinpointing key factors and pathways essential for fostering development. On basis 108 prefecture-level cities YREB, three-stage SBM-ML index model was constructed to measure GTFP level from 2009 2022. ArcGIS software used analyze spatiotemporal evolution dynamically. Finally, multidimensional affecting were systematically analyzed via Tobit model. The study revealed (1) exhibits notable spatial disparities among upper, middle, lower reaches downstream areas showing higher levels than upstream midstream do. (2) After excluding random errors, true significantly decreases, indicating masking effect, effect up 63.9%. (3) distribution overall shows “low-high-low-high” pattern west east, forming an “N”-shaped pattern. (4) regression results show government governance enhances GTFP, while intergovernmental fiscal decentralization hinder real GTFP. Although urbanization initially insignificant, it boosted post-COVID-19. policy recommendations promote river basins are proposed.
