Ethiopia has experienced rapid urbanization over the past three decades. Several cities expanded rapidly and many satellite towns sprung up around major cities. The high rate of urban growth resulted in demand for land, mainly industrial, commercial, residential purposes. In order to meet demand, an enormous amount land been made available use, through conversion. However, we know very little about how efficiently use land. This paper investigated efficiency (ULUE) sixteen Ethiopia. Remote sensing data (Landsat 7/8) was analysed with ArcGIS assess spatiotemporal changes between 2007 2019. In Ethiopia, since 1993, urban land lease policy has been in place to facilitate transfer for residential, commercial and industrial purposes. As a result, many cities, including Addis Ababa, have witnessed enormous boundary expansion mainly through farmland conversion. Over the past two decades, though Ababa experienced rapid spatial expansion, very little is known about use efficiency (ULUE) of city. This paper analysed ULUE using remote sensing data. Emphasis was given assessment spatiotemporal changes 2004. Satellite imagery analysis done ArcGIS software. Besides, quantitative qualitative data from secondary sources were studied. Moreover, field observation conducted. Research findings showed that almost all frontiers (Bole Akaki-Kaliti sub-cities) there prevalence inefficiencies, i.e. pervasive practices hoarding fragmentation. Urban sprawl rampant with significant part transferred being left vacant or underutilised years. The problem country could be attributed institutional weaknesses, gaps, particularly, areas implementation.
