Abstract The acceleration of urbanization has caused severe environmental problems for cities, making the implementation sustainable urban regeneration projects an important part construction. Previous studies have shown that different actions taken by various stakeholder groups at stages can affect outcomes regeneration. However, few investigated impacts on plots and their surroundings during stage under leadership stakeholders. Therefore, this study selected 12 three models—government-led, government-enterprise cooperation-led, multi-stakeholder cooperation-led—and examined median or mean values land surface temperature, air carbon monoxide concentration, nitrogen dioxide sulfur concentration each season over four years, from pre-regeneration to stage. It analyzed heat pollution effects within in multiple ring buffer zones 50 m, 150 350 m outside plots. results indicated that: (1) temperature was significantly influenced regeneration, while impact quality not as noticeable; (2) During winter, were least affected regeneration; (3) Urban models with government involvement leading party more likely mitigate project pollution. These findings are significant importance furthering sustainability
