The construction sector plays a pivotal role in sustainability efforts, driving the need for innovative solutions like Building Information Modeling (BIM) to optimize green building design and performance. This study examines diffusion of BIM functionalities that support sustainability, particularly energy efficiency, water management, material selection, indoor environmental quality, certification. Using innovation theory, research employs three mathematical models—internal, external, mixed—to analyze adoption patterns applications. Empirical findings reveal external factors, such as government regulations, financial incentives, industry trends, significantly influence functions related mixed model demonstrates highest explanatory power, indicating both internal drivers play role, selection lifecycle assessment. highlights growing integration sustainable construction, reinforcing regulatory accelerate adoption. These offer valuable insights researchers, policymakers, professionals, demonstrating how can drive greener practices built environment. Policymakers should focus on developing policies offering incentives feed-in tariffs, investment tax credits, integrating Green requirements into codes encourage practices. Also, curricula be updated include real-world projects experiential learning improve efficiency Future explore enhanced digital frameworks further BIM’s impact optimization.
