The purpose of this article is to investigate the factors that influence authenticity heritage hotels in popular tourist destinations. Using Greek island Santorini as a case study, following three (3) factors, which have not been systematically studied so far, are examined and appear significant impact on conversion architectural building into hotel: (a) its structural characteristics, (b) star classification system (c) extent each business promotes elements identity. For purposes threefold methodological approach was conducted, includes archival research registry Hellenic Chamber Hotels for all (69 units), accounting data island’s certified with national ranking their services amenities analysis information regarding promotion through official websites. Additionally, cartographic representation locations these created positioning compared boundaries traditional or non-traditional settlements. results validated basic finding literature review, hotel construction under constant negotiation, influenced by multitude factors. historic multidimensional process requires delicate balance between preserving cultural value adapting needs modern tourism, well continuous evaluation review policies place.
