The COVID-19 pandemic has had a significant impact on various aspects of everyday life,and the housing market is one these factors.The purpose this study to investigate effects market. In context, analyzed House price index(HPI) data for Turkey between 2018-2022 using interrupted time series analysis(ITS) method examine market. According analysis, there been decrease in HPI immediately after and statistically significant(-105.726 p=0.003). However, it found that trend changed also, determined index increased by 14.521 points every month year(p=0.001). As result,this study, which shows effects, revealed caused changes prices throughout Turkey.

The present research aims at identifying any changes in the market appreciations of residential segment Italy caused by COVID-19 pandemic. With reference to first half 2023 (phase III, “post-COVID-19”), paper, a logical–operational methodology is implemented: sample properties sold two-month period January–February collected and an econometric analysis applied for determining (i) most influential factors on selling prices (ii) functional links between each selected explanatory variable. Furthermore, findings obtained are compared with those related phases I, “ante-COVID-19”, II, “COVID-19 itinere” (by recalling previous study same authors), highlight variations periods provide useful guidelines design domestic spaces different Italian geographical contexts. In addition, this work conducts comparison outputs derived from starting real estate data markets (revealed preferences) results direct survey carried out individuals through administration ad hoc developed questionnaire aimed investigating opinions potential buyers (stated preferences). use “twin” approach (an perceptions via integrated implementation technique) allows us verify consistence dynamics (expressed interviewees) mathematical model house-scale effects pandemic considered cities.
