This study analysed the impact of Russian aggression against Ukraine in February 2022 on rental and housing prices Warsaw Krakow, two major cities Poland. We hypothesize that tremendous urban population growth (by 15% 23% Krakow) a short period generated demand shock, which, combined with constrained availability, resulted extraordinary changes rents. Quantile hedonic indices indicated significant increase rents since beginning invasion both markets, which were affected by refugee shock. However, similar effects not observed case prices. The stability of municipal revenues is crucial for long-term socio-economic planning at the city level. This paper presents impact changes in legal regulations mandating transformation perpetual usufruct into ownership on preferential terms. Using micro-level information transactions and plots handed over single-family housing, we determined potential losses City Poznan caused by new regulations. research uses mass appraisal models to assess fees related land value properties affected transformation, scenario analysis, Monte-Carlo simulation evaluate consequences change regulation long run. results indicate that municipalities are deprived relatively stable after reform. In Poznan, net present revenue ranged from −327.3 mln PLN −419.6 (74.6 % 92.9 reduction baseline revenues, respectively). There is a broad consensus in international statistical organizations such as Eurostat and the International Monetary Fund that house price indices (HPIs) should be constructed using transaction data. We show here how data for new‐built properties can undermine timeliness of hedonic HPIs when are pre‐sold during planning or building stage, but entered into deed books only once projects completed. The paper analysed the impact of different noise sources on residential market. This research used hedonic method in OLS, SAR and SEM models based data set containing geocoded 16,247 apartments Poznan. Strong evidence was found that is negatively linked with apartment prices. prices were most significantly influenced by railway – an increase 1 dB above 55 causes a 1.79% decrease value apartment. We examine the price drivers in 18 capital housing markets Poland from 2004 to 2021. Using Bayesian Model Averaging method, we discovered that some financial elements explain house changes more consistently than conventional economic and demographic variables.
