Abstract We study the effects of San Francisco's Airbnb registration requirement on market outcomes. The policy reduced availability by 20%–27%, nights booked 22%–31%, and increased booking prices 3.3% relative to listings in untreated surrounding cities. Relatively commercial experience larger decreases than casual listings, similar increases prices. fraction available designated as fell 2 p.p. (15%) most Airbnb‐dense neighborhoods. Overall, 27,182/month hosts' revenue $5 million/month. Long‐term housing also following enactment, suggesting an improvement affordability.
