A hedonic approach is typically performed to identify housing rental or sales price determinants. However, standard regression models disregard spatial autocorrelation of prices and heterogeneity preferences across space over segments. We developed a autoregressive geographically weighted quantile (GWQR-SAR) address these shortcomings. Using data on the determinants residential in Warsaw (Poland) Amsterdam (The Netherlands) as case studies, we applied GWQR-SAR rigorously compared its performance with alternative mean regressions. The results revealed that outperforms other terms fitting accuracy. Compared regressions, performs better, especially at tails dependent variable distribution, where non-quantile overestimate low rent values underestimate high ones.
